নামজারি, দলিল and খতিয়ান: The Papers to Check Before You Buy

The land documents behind every apartment in Bangladesh, what each one proves, and which absence should stop a purchase.

An apartment is only as sound as the land under it. These are the documents that establish whether that land is what the seller says it is.দলিল — the deed. The instrument that transferred the land. You want to see the chain of them, not only the most recent, going back far enough to show how the present owner came to hold it.খতিয়ান — the record of rights. The government's record of who holds what, and how much. Check that the area on the khatian matches the area in the deed. When they disagree, something needs explaining before money moves.নামজারি — mutation. The record updated into the current owner's name after a transfer. A sale where mutation was never completed leaves the record naming somebody else — often a deceased parent, with several heirs who each have a claim.

The approved plan. For an apartment, RAJUK approval for the building — and check that the building standing there matches the plan that was approved.

Two habits protect buyers more than any single document. Have a lawyer you chose — not one the seller introduced — run a title search. And insist on a mutation completed in the seller's name before you pay. Waiting until after registration to discover an heir is how straightforward purchases turn into ten-year cases.
